A co-worker is offering me his single wide mobile home for $1,200. He said he'll throw in a three year old washer, older dryer, older stove, and older refridgerator for an extra $200. The bathroom floor need replaced soon. The heater and hot water tank are about three years old. It's a two bedroom, but the 2nd bedroom is way too small, so it's actually a one bedroom. It's in good condition. It was built around 1970, but is solid, and in good shape, all it needs is a little floor repair in the bathroom and in the bedroom closet.

It's at a trailer park which is bad. If I deceide to buy this trailer, I will be moving it, so that means I have to buy a plot of land. I've looked around and it's going to be atleast $15,000 for a decent piece of land with utilities.

I will have no choice but to keep it at the park it's at for now. That's around $500 a month for everything (water, electric, gas, etc.). To get into the park, there's a $50 app. fee, security, and water deposit, so it would be around $550 to get in.

I'm thinking to get a lot and to move the trailer is going to cost around $27,000.

The trailer doesn't have an axle.

What do you think? Should I go for it?

Yep.

Scout moving fees.....they have axles.

Also scout non-utility plots.....strictly for storage....utilities can be added later.

IF you get it, will you be moving in or just assuming ownership, renting it out and keeping your present digs?

I contacted a few places. I'm waiting to hear back from them. From what I've read online it's usually about $10,000 for a single wide.

I don't plan to move in right away if I get it. I do plan on living in it for a while, then either renting it out or selling it.

Yeah, that's kinda what I'm thinking, but the trailer is nice for $1200. For that price you're not going to find anything better. I'm going to get some 2nd opinions on it, hopefully on Friday.

sounds cheap enough to buy but when considering moving it and sinking all that money into it I'd pass with it being so old, but maybe a good investment to have as a rental. You'd make your money back fast long as you could get decent renters in there.

Why not put the money into a real house?....you can always get a roommate to foot the bills.??

Check with a moble home manutacturer somewhere close to ya,,,MANY, have used on their oun lots at half what your talking of paying,
Then,,you can just check your local paper for some great deals,,as for used mobles,,,many are very nice and cheap to get into,
and lot rean much cheaper, than what you said..

around Il. and IN. you can find a ywo bedrom with appl, for about
1500 to 10,000 but,,,,,they don't need any major work..

With No AXLES,,,27,000 or 2700,,,is VERY,,or very,lol exspensive
to charge,,,,,here you can get one moved close for about 600-1500
and I am not sure w/o wheels under it, would be more,,im sure.

Its been two years ago,,but I saw a two bedroom on its on lake front
property,1/2 acre,,for 12,000
That was a good deal,,,,,,,I wish you good luck in what you do,wink

I don't have the money all at once, and I don't want to get a loan for it right now. There's nobody I trust enough to be my roomate.

If you think you will be comfortable with it and it is your little place of your own.

one thing before you buy it is have it estimated to see what it will cost to fix the floors and all that. plus make sure you can move the trailor i know in arizona we cant move a trailor if its over 30 years old for safety reasons.not many people know aout this law till they try to move a trailor

Definitely check out moving prices but I would first look at other options.

If you do decide to move it, expect some damages. It's an old trailer and not as sturdy as the newer ones. Every time a trailer is moved it causes some kind of damage. So think it over really hard, weigh out your options.

Thanks for all the helpful input. After doing a bit more research and thinking about it. It doesn't seem like such a good deal for me. The trailer is to old to move, and I certainly do not want to live in the park that it is in. I also don't seem that trailer last much longer, even if it is in good condition, it's still a pretty old trailer.

The more reaserch and thinking I do the more I think it would be best to pass on this offer.

That and you'll also need to check if the land that you want to move it to is zoned for it.

I know that, where I live, the township wouldn't care if I put another trailer where mine is....but it can't be over a certain number of years old.

Actually...the age of the trailer, as far as how long it will last, really isn't an issue.

The one I am in is a 1975 and, although I have had to do some repairs to the floors, it's in pretty good shape.

Just depends on what you are willing to put into it.

But I see you have decided not to get the trailer so my words are nothing more than random babble at this point...lamo
