Hey, what should I do? I bought a house Wednesday, they hadn't moved
out yet, but were closing on their new place on Thursday, so I was nice
and said ok, Saturday at noon. Well, they still haven't moved. Now
it's 10 pm tonight!!! I am thinking of charging rent at $10. per hour
after 10 tonight. What else can I do? Can I call the sheriff and have
their stuff tossed on the street? File a police report for unauthorized
trespass? HELP!!!

did you have it in the contract that you can charge rent? If not seek
legal advice on this issue as it will depend on the laws in your area.

Did they close on their new place? Either way it doesn't matter. You are
the legal occupant of that house since your name's on it. If they're
draggin their feet, I'm sure an occifer would gladly help you expidite
the process!! I personally would have been a d**k and told them to get
the f**k out, yall knew I was movin in today!!

yikes! I can't get legal advice, I have $5.36 left in my checking
account!!! and I have to work - only the weekends to move, and I have
to get out of my apartment!!! I'm packed and ready to go.

also if there is no agreement i beleive it is considered abanded
property. since there is no rental agreement i presume? therefore its
like trash thrown on your property i beleive its yours

paralegals for attorneys will many times give you free info on the
phone.. and your realtor should know what to do but hae u gone over and
discussed it with them asked them why arent they out?

Tell them you are on your way with your stuff and if they give you
trouble call the police if you cant afford a lawyer but maybe its simple
and they will agree to pay you rent?

as its their fault you cant be in

WANT THEM OUT...THEY WILL TELL YOU WHAT YOU NEED TO GET FROM THE COURTS
(AN EVICTION NOTICE) THEN THEY WILL INFORCE IT !

how about just talk to them and findout when they are planning to
vacate? I'm sure they are human and can communicate inyour language too.

id call the realitor and make sure those people dont have legally
binding lease terms.

Lease terms or not once the property is transferred all leases are null
and void. Call a local cop and have them physically removed. Their
property can be put into a storage if need be where they are responsible
for the bill but that is not up to you either. They should have told you
something at closing on the house about when the house would be
available for your occupancy. Unfortunately you may have to have the
sheriffs office involved to proceed depending where you are located.
However you may be able to charge them not only rent for the house they
occupy but also the hotel charges for you as well. To find out more
about that you would have to get legal consult in your area though and
sometimes that is still free for initial consultation.
