Well, my realtor is a complete idiot. He missed some things sending in the offer and they cancelled after filling out paperwork 3 times, because he didn't get it right. So I lost it. He is now my ex realtor. What a dumbazz. Im am so pissed, but trying to think maybe It wasn't meant for me...Geez.

Oh man I'm sorry that really sucks. I was starting to feel that way too but I knew if I didn't do it now it might not ever happen.

in my limited experience with ten realtors i have found them ignorant ,imcompetent, lie comfortably, seek to misrepresent housing and prices for their own personal needs and agendas, cant list an ad n MLS without glaring errors the last one listed a two car garage as a four car garage DUH!!!

I feel like buying a house should be a fun experience. As it stands right now it seems like the market it saturated with buyers. I put an offer in on one for FULL asking price and my offer was barely even considered and eventually NOT accepted.


Doing this all on my own in Southern California no less will be difficult but it's something I've always wanted to do. I know I need to be patient but does anyone else have any tips on buying in the current market?


No tips on buying especially in expensive CA, but that home warranty shield that some provide with it? Better you ask them to take the price off the asking than have it.

I had one on my house, and gave up and paid for the new A/C myself. They were putting tape on the A/C instead of fixing it.

In CA, with your consumer protection laws, it might be different, I don't know.

I agree the home warranty is useless. I couldn't believe my ears when I found out what it actually was. Just a contract for some company to call OTHER companies when work needs to be done, and you have no control over what companies actually do the work. I can call a plumber myself, thank you.

Well, I lost the original bid but my old realtor rebid on it. But 5000 less and asked for them to pay 3500 in closing costs. I can't believe that I won the bid again but 8k cheaper. What a fiasco, but seems to be working in my favor. So I will wait to see if it all becomes final, when I receive the actual signed paperwork.

What a fiasco, but seems to be working in my favor. So I will wait to see if it all becomes final, when I receive the actual signed paperwork.


There you go! Now comes a little thing I like to call "Fun with Funding" .... it's not really fun AT ALL.

Well, I got final paperwork today and approval. Now for the "Fun with Funding" part. i'm sure it wont be. Doing the inspection this weekend.

I'm on my second lender which is why I say fun with funding. There was some issue with Wells Fargo, FHA and the property itself... it was really dumb. The new lender is working to push it though as quickly as possible as I have already been in escrow for 45 days. Good news is the sellers have found a new place and are also in escrow. Hopefully I can be in by Christmas.

Oh wow, yes the FHA loans are extra fun, with all the regulations. I'm going that route too. Keep up the fight, it would be nice for Christmas. But what a month December will be....sounds like your working it through, and having good circumstances on the sellers end. Hope it all goes smoothly for you from here out.

Yeah I have an agent ... I've put multiple offers down so far to no avail.



new agent

and remember real estate agents are working for the seller. period.


do not pay for any inspections FHA will do them and requires the seller to meet standards

the gal up there who told u to look for homes that have been on the mkt is correct - or if you have a friend, co worker selling - aka word of mouth - in which case u might not need an agent (but in that case a real estate attny)

So how did it go?


Well, some unexpected things to consider. FHA did do an inspection and their own appraisal, but I had my own inspection done as well, they are only concerned with certain things amongst all the systems in the condo.

The last owners were ousted i believe, they took the range in the kitchen, removed a few pieces of bamboo wood floor, dismantled some of the plumbing in the shower and one sink, Air and heating tampered with too. So its a good thing, its 25-35k under market value. I got lots o work to do, but excited to renew the place in whole. So now I'm in escrow and finalizing the loan... Should be an early Jan closing.
